At beTM, we specialize in a full service design and project management package for renovations. Our primary projects are for total or partial renovations to vintage residences.

  • We follow your project every step of the way:

    • checking in on site;
    • being available to you and your contractors;
    • solving problems discovered during construction;
    • looking after your interests by observing documents, materials, and construction practices;
    • getting things done that you or your contractor don't have time or willingness to deal with.
  • We can provide for many technical or design needs:

    • new services/systems - changing heating style or replacing heating, plumbing, or electrical services;

    • environmental conditions - such as asbestos, mold, or lead abatement, insect or animal control;
    • exterior repairs or upgrades - chimney or other masonry, new or changed roof, siding removal, clapboard or shingling installation, exterior painting, fencing, hardscaping, water features;
    • condo conversion issues - production of as-built drawings and condo docs, separation of systems, other compliance issues;
    • navigating city departments - including zoning and historical approvals and appeals;
    • special needs or interests - such as green construction materials, universal design, energy efficient living, or allergen avoidance.
  • We are keenly attuned to issues of budget and quality:

    • We can often design lower-cost alternatives to expensive materials and construction techniques.
    • Our experience with developers orientated us toward how design and material choices affect resale.
    • We are highly conscious of durability and minimizing maintenance in materials sourcing and construction methods.

We offer three primary levels of service:

1. Design with Renovation Project Management:

    • Complete design for projects budgeted from $20,000 to $400,000 and up; from a single room such as bath or kitchen to a total renovation. Can include furniture and finishings in conjunction with a renovation.
    • Billing is done as a percentage of budget, so you always know what your design fee will be.

    • Includes meetings and revisions as needed until client is fully satisfied. Redesigns, if required, are addressed separately.
    • We come to you for all meetings.
    • Project management services during the construction phase are included.

2. Purchasing Services:

    • Complete purchasing of all products, unusual, or decorative materials. Never includes basic structural or subsurface materials which contractor provides.
    • Many contractors prefer not to provide unusual, hard to find or even most

      non-structural materials, as ten or many more vendors may be required.

    • We guarantee our purchasing and will work with vendors to resolve availability or warranty issues for one to three years.

3. Comprehensive Construction Services:

    • We can provide complete general contracting services for some projects.
    • This gives the client a single point of contact within an established, comfortable relationship for the entire project.

    • We can provide resources and referrals to help you make your choice if we cannot provide construction services.
